you hire a certified home inspector when building a new home.
Builders have been known to cut corners if they think that you won't
know the difference. When you hire your own inspector to watch
the job along the way, you will have a much better chance of getting a
home where corners have not been cut.
Be aware that when buying
a new home, what you see isn't necessarily what you get. When
you go into a model home where the builder or developer has to build
your home, remember that these "model" homes are often
loaded with options and upgrades. Buyers don't always understand
that all of these things aren't automatically included in the price of
their home.
Also understand that using
a builder's contract means you are bargaining on "their
terms." Builders' contracts are often heavily loaded in
their favor. Most builder contracts specify that the builder has
the right to substitute materials. Also, most builder contracts
have a provision that allows for late delivery, sometimes they don't
even guarantee a delivery date at all! These are just some of
